Single Family Housing
Homestead Community Land Trust (HCLT), in coordination with Riverton Park United Methodist Church, has redeveloped a portion of the church parking lot and gardens into 18 single family homes. This is the first development in the nation to achieve both NetZero certification AND Salmon-Safe certification. (See info links below)
Located on the Military Road bus line and within a mile of the Tukwila International Boulevard Light Rail Station, The Southard will provide affordable family homes at a subsidized price of approximately $180,000 to $235,000. This project will serve Homestead’s target population of home buyers who are up to 80% area median income. Through the Community Land Trust, these homes will be affordable to first-time buyers and will remain affordable to all subsequent low-to moderate-income buyers that own the homes. The layout has 7 duplexes and 4 single family homes. The 2-story homes vary from 3 to 4 bedrooms with emphasis on larger family-size units. Two 1-story homes will be for those with developmental disabilities.
Ultra Efficient Pilot Program
This project has been awarded funding from the Department of Commerce to develop an ultra energy-efficient pilot program. The project will incorporate performance building envelopes into the design of the houses which will feature high levels of insulation and low air leakage. This will be coupled with photovoltaic solar panels and net-zero energy principles. In addition, the current site plan will feature on-site food production (P-patch) and integration of fruit-bearing trees within the drought-resistant landscaping. Development will minimize hardscaping and other impervious surfaces through site design and will use bio-retention and conveyance for treatment of storm water to the maximum extent feasible.
Public-Private Funding
Funding commitments from the State of Washington and King County has allowed construction to begin. Other funding sources include grants and loans from the U.S. Department of Housing and Urban Development’s HOME program through King County, as well as Private Lenders and Investors. Other partners with Homestead on this project include Parkview Services and longtime funding partner Community Frameworks.
Master Plan Envisioning
Homestead and SAGE will be assisting Riverton Park United Methodist Church in the overall master plan of the campus, such as improvement to the food bank, the church’s community kitchen, the community garden, landscaping and church housing.
