Comprehensive Facility Modernization, Seismic Improvements, and Building Envelope Renewal
SAGE is supporting King County in a major modernization of an existing pump station, transforming aging infrastructure into a resilient, efficient, and future ready facility. The project replaces outdated engine driven pumps with larger, motor driven units and upgrades the building’s seismic performance to meet current standards. A new 25 ton bridge crane, enlarged overhead access, and a re engineered steel high bay roof structure ensure the facility can safely accommodate the new equipment and long term maintenance needs.
To support the upgraded pumping system, the project introduces a new electrical room and dedicated battery rooms, requiring selective demolition and structural reinforcement of the north wall and roof. The redesigned north roof is engineered to support new mechanical equipment while improving overall building resilience.
A major component of the work includes replacing deteriorated exterior concrete and brick cladding. To reduce seismic loads and improve durability, the design incorporates lightweight GFRC panels with integrated insulation and a rainscreen system. Where feasible, existing concrete structural walls will remain exposed, providing a robust, low maintenance finish consistent with adjacent County facilities.
Building envelope improvements include full roof replacement with high performance insulated roofing, upgraded roof drainage, new galvanized steel roof access stairs, perimeter guardrails, and solar voltaic panels at the high roof. Natural daylighting is significantly enhanced by replacing skylights with Kalwall translucent wall panels around the crane hall, paired with insulated metal panel accents for a clean, modern appearance.
Interior improvements reorganize critical process spaces, including a new 2 hour rated electrical room, code compliant battery rooms, and a relocated break room, restroom, and janitor’s closet. A new wastewater sampling enclosure improves operator safety, and repairs to process room penetrations ensure atmospheric containment and corrosion resistance. Non process areas receive updated finishes, improved storage, and enhanced natural light to support staff comfort and efficiency.
This substantial alteration project brings the facility into alignment with current Seattle Building Code requirements while extending the service life of a vital piece of King County’s wastewater infrastructure.
